Partially true. You do have risk of mortgage cost increase in the period you owe the bank, but the best way to mitigate that is over-pay as much, or as little, as you can each month and whittle down the debt, so the portion paid in interest is minimised, over the years it reduces and then much less impacted by rate rises.

I helped a family member recently buy a house, they wanted an apartment I told them to stretch to a house as you can rent out rooms to help pay down faster, and less likely you are forced to move if you start a family.

Depends on the contract you make.
Normally the interest rate is a fixed one over the contract duration.
So the monthly/yearly mortgage costs are fix.
What is more important is the run time of the contract.
(5, 10, 15 30 years are normally possible)
These have of course different interest rates.

And what is always important, one should arrange a clause allowing “special payments”.

Best would be one could pay such ones with these “power bucks” we won here such a lot… :rofl:

Indeed but with great age comes experience, I knew last year the interest rates going up significantly, the idiot of a government poured lots of money into hands of people who didn’t need it so I knew inflation coming which drives up rates. That takes 3 years to go away so last mortgage deal I got someone was 5 years.

What you can’t teach is fighting the marketing which makes young people “need” something which takes their money. 40 years ago everything I needed fit in one suitcase, but now it’s doubled, so I’m not immune to marketing. Our ancestors walked out of Africa and got their food and heating from nature, so if there’s a hard winter coming then old skills may get taught. I know you store wood, but I know people who are saying their energy bill high and there’s lots of dry wood around left to rot.

The biggest problem is, most of the people don’t have a possibility to
install an oven.
No chimneys in “modern” houses.
In old houses you have 3 chimneys : gas, oil and wood.

This could be a solution, but not in an apartment house.

Plenty you can be doing now.

Build up future credit rating, savings accounts, credit cards etc. Build up history of fiscal competency.

Research the area, typically done best on foot, or if too warm then on bike, and chat with every person you pass, they will tell you more than any other way, and probably be how you find a person who wants to sell before on market, with luck it never gets advertised. Walking a dog around helps.

Plenty of people thinking of selling love their homes and prefer to sell to someone they know who also likes the area.

Basically don’t use the internet, do it the old way, it’s better.

I Germany we have private!!! institution (really unbelievable) which set one’s creditworthiness.
Its called SCHUFA.
They collect data getting from banks, telephone providers etc.
and do a “ranking”.
With a “bad” ranking NO credit.

If one is in doubt of a new tenant one could ask for the tenant’s ranking from SCHUFA.
The tenant can demand this information from SCHUFA and show to the landlord.

Could work, but you need a lot of luck.
Better is to know a lot of people.
Best is to be a corrupt politician! :sweat_smile:

We had some really heavy showers here on Saturday.
GREAT for the garden.
Some of my water tons are filled I connected to the roof gutter.

Not so amusing those who visited the concert of Helene Fischer here in MĂźnchen on Saturday.
130.000 visitors.

They had to wait for hours in the heavy rain to get entry.
But it stopped when the show started.
So they were lucky at last. :smiley:

I really like mine.

I use mine indoors as well as outside. My office keeps the lights too bright as well.

I used part of the notes I cashed to get one of the clear lenses to use at the house when needed or I was thinking when I was driving at night maybe.
