I can honestly say that I have taken a step back due to a couple of things and didnā€™t even realize it until I saw this thread age. I still ā€œvisitā€ to get my points for the day (outside of the larger giveaways, because hey, I like to gift what I get)

What?? Thatā€™s crazy. We just closed on a new house. The builder invited us to see the empty lot, then again when they dug the trenches, then again when they poured in the foundation, then an initial walk through, then a final walk through a week later. In the one week between initial and final walk through, the builder gave us access to the lockbox so that we could visit whenever we wanted.

We had a 3 month delay related to the pandemic. The roofing tiles were delayed for 2 months because many of the raw materials came from China, and they werenā€™t shipping anything. Then another month ā€¦ because construction usually has delays.

Wow! I wish it was like that with this builder. Their realtor actually told me if they see me there without permission they will cancel the contract. I told them to please not make empty threats because I can always buy somewhere else. Anyway, I should have been in my home since May 26 but delay after delay. Now I am waiting on ceramic tile flooring. They stated move-in date, more than likely, middle of July.

Definitely your builder is wayyyyy better than mine.

Seems to be not such a ā€œgood builderā€.

Here in Germany all is fixed by contracts.
If you get your house built by a ā€œBautrƤgerā€ property developer, seems to be such a builder all is fixed by contract.

Step by step and payed step by step and if there is a delay caused by the builder you can reduce the payment.

Seems your builder is not such a professional, neither well organized.
But who could have known this before.
You have to bring it to an end.

A friend of mine built a new house last year and we took care about much.
We could enter the house always if we wanted it and the cooperation
was quite perfect.
But you had to keep always an eye on it

We were five persons when we did the ultimate handover and there were still some small defects detected, but all was repaired.

Now he has 5 years kind of warranty.
But if the builder goes bankrupt, no chance.

Iā€™ve seen that happen time and time again. My friend and his wife bought a home that needed to be restored (it is in the historic district of Detroit) and they were quoted 1 year to do it based on getting permits from the city, the historical society and the fact that it needed to be taken down to the brick. Took 2 years total, ended up being way above their estimates and still has little tweaks to make here and there. The house looks amazing by comparison, but I could never have waited that long. They purchased an abandoned church in Detroit as well and converted it into a restaurant/coffee house and that took 1/4 of the time it took for their home. Best of luck with it all, builders are something else sometimes.

Great, I like those restoring.
But depends.
I suppose many houses are wooden.
Not often bricks.

Sometimes the house has to be teared down.
Better to build a new one.

Here in MĆ¼nchen the sqm is about 2000 - 2500 Euros.
So if you look for a normal property ca 600 sqm its about 1.2 millions.
A small flat ca 50sqm is 300.000 and more.
But you will not find!
More than crazy.

WOW!!! The reason why I bought a house in Arizona and not California is the price. Plus it is only a one hour drive to work.
Anyway, I paid $260,000 for a 2,219 sq. ft. home on a 10,000 sq. ft. lot. I upgraded many items because this is my 3rd home and I know exactly what I want , basically turn key. In California I would be getting a dirty shack, such as the one below

Here is a house that is $20,000 more but half the square footage and on a way smaller lot. California is ridiculous!

The examples I gave are for MĆ¼nchen which got the highest prices in Germany.
On the countryside the prices are much lower.
But often there is no infrastructure.
No physician, no supermarket, no pharmacy, not even a pub.
Once a day a bus to the next bigger city.

The three most important thing for a property ->
the position, the position, the position! :smile:
We bought our house here in MĆ¼nchen 20 years ago.
The worth increased enormously .
Now three times as much or even more.

And you may not forget the building costs for a house in the USA
is lower than here.
Mostly build of wood and there is often no basement.
My neighbors house is such one. Was much cheaper than a house build of bricks. (prefab house)

It hurts to even look at prices anymore. Iā€™m north of Detroit in a decent city and 900sq ft is going for $240k+. I bought my home 5 years ago for $200k for about 1600 sq ft. Now that is closer to $350k+. I could never imagine California prices, I knew they were bad, but not that bad.

House prices are always ridiculous. When you buy.

When you sell you see the other side and keep quiet.

The only thing you can do is live modestly and put as much as can afford in property, when you look back itā€™s nearly always the best decision.

Currently buying my next home, but looks like I donā€™t need to sell anything to pay for it, so I guess Iā€™m a landlord again.

Do you then rent out or then try to flip the house for a profit?

Buying a house makes sense if you life in that house.
If you buy a house for rent it doesnt make much sense in our days regarding
the incredible acquisition cost.
Its nearly impossible to get such a rent to make some profit.
If you have really some money left go for shares.
But the money you spend there should be money you never need.:rofl:
